If you are planning to buy your dream home within the next few days, a pre purchase inspection and defect report is what you need at the moment.

Pre Purchase Inspections

About Pre Purchase Inspections or PPI
A pre purchase inspection also known as a PPI is an inspection which is done by a qualified and experienced engineer. Pre purchase inspections are done to every product before it is bought from the previous owner. It might be a pre-owned house; PPI gives you the satisfaction that your investment is worth the price. A PPI or pre purchase inspection conducted by a qualified and licensed engineer gives you the assurance that the product you are investing in is worth its price. The engineer who conducts the pre purchase inspection points out all the defects present in the product. If for example, pre-purchase inspection is being done of a pre-owned house, then the engineer will point out all the flaws present. The engineer will inspect everything from the density of the concrete used in the pillars to the plaster on the walls. Even the minutest details are looked into. The engineer tests the quality of the paint and will be advising you the repairs that need to be done. He will prioritize the repairs according to their condition and will present you with a detailed defect report which will have everything from the condition of the backyard door to the windows in the attic.

What is a Defect report?
A defect report is the summarization of the in depth analysis that was conducted by a licensed and qualified engineer on the pre-owned house. A defect report contains every detail of the pre-owned house. The report tells you the following things-
  1. Cost Estimates - After the inspection has been conducted by a licensed and qualified engineer, the firm consults a market analyst who helps you by providing cost estimation. The cost estimation contains the current price of all the materials that will be required for repairs and also the prices of products that will improve the quality of the house.

  2. Defect and Observation List- The defect report has a section dedicated to a list which contains all the observations of the engineer during the pre-purchase inspection. The list looks into every little aspect of the house that demands attention. Starting from the portico that is holding rain water to the paving in the garden, the defect report contains every little detail of the house that needs repairs.

  3. Advice or Solutions- In the defect report, the engineer provides you with a list of solutions to the defects in the house. The solutions are generally two to three in number, in case you feel difficulty with a particular one.
